What is the difference between bank rating and median sales value?


The observed values are obtained in different times of the process associated with the prospecting, buying and selling of real estate (the bank valuation is done before a possible contract with a bank entity and the median values of sales is determined after a transaction based in the amount declared for tax purpose - IMT).
These value measures also reflect differences in the statistical parameter used to summarize the value of a property: in the case of evaluation values, the geometric mean is utilized; For local housing price statistics, the median is utilized.
