The median house rental value of new lease agreements increased by 10.7% and the number of new lease agreements decreased by 5.0% compared to the same period of the previous year - 3rd Quarter 2024

Summary

In the 3rd quarter of 2024 (provisional data), the median house rental value of the 23,684 new lease agreements in Portugal was 8.00 €/m2. This value represents a year-on-year growth of 10.7%, lower than that observed in the previous quarter (11.1%). When compared to the 3rd quarter of 2023, the number of new lease agreements decreased by 5.0%.

Compared to the 3rd quarter of 2023, the median house rental value decreased in the following NUTS 3 sub-regions: Terras de Trás-os-Montes (-7.7%), Alentejo Central (-3.4%), Região Autónoma dos Açores (-3.0%) and Baixo Alentejo (-1.8%). The highest rents values were recorded in Grande Lisboa (13.53 €/m2), Região Autónoma da Madeira (10.66 €/m2), Península de Setúbal (10.18 €/m2), Área Metropolitana do Porto (9.09 €/m2), Alentejo Litoral (8.82 €/m2) and Algarve (8.81 €/m2).

In the 3rd quarter of 2024, there was a year-on-year increase in the median house rental value in the 24 municipalities with more than 100 thousand inhabitants, with Funchal (25.9%) standing out with the highest year-on-year growth rate, and Lisboa with the greatest median rental value (16.18 €/m2), although the year-on-year growth rate (3.0%) was lower than the national one (10.7%). Ten of the 24 municipalities with more than 100 thousand inhabitants recorded year-on-year growth rates of the number of new lease agreements higher than the national rate (-5.0%), with Barcelos (9.7%), Seixal (7.6%) and Vila Nova de Famalicão (4.6%) registering the greatest variations.
