In the 3rd quarter of 2022 (provisional data) the median house rental value for the 22 138 new lease agreements in Portugal was 6.55 €/m2. This value of the median house rental represents a year-on-year growth rate of +7.6% and a decrease of -1 p.p. compared to the value of the previous quarter. There was a year-on-year decrease of -5.5% in the number of new contracts (+2.1% in the previous quarter).
Compared to the same period last year, in the 3rd quarter of 2022 (provisional data) median house rental value increased in all NUTS3 sub-regions, except for Região Autónoma dos Açores, where it decreased by -5.3%. The regions of Alentejo Litoral (+32.5%) and Alto Alentejo (+25.8%) registered the highest year-on-year growth rates and the rents in the metropolitan areas of Lisboa and Porto increased by +12.6% and +9.2%, respectively.
In the 3rd quarter of 2022 (provisional data), there was a year-on-year increase in the median house rental value in 23 of the 24 municipalities with more than 100 thousand inhabitants, with the higher increases registered in the municipalities of Barcelos (+25.5%), Funchal (+20.2%) and Cascais (+20.0%). In the metropolitan areas, the municipalities of Cascais (13.63 €/m2 and +20.0%), Lisboa (13.18 €/m2 and +16.0%), Oeiras (11.79 €/m2 and +13.7%) and Porto (10.08 €/m2 and +10.5%), stood out with values above 10.00 €/m2 and year-on-year rental growth rates above the country.
