House Prices increased 13.2% - 2nd Quarter 2022

Summary

In the 2nd quarter of 2022, the House Price Index (HPI) increased 13.2% year-on-year, 0.3 percentage points (pp) above the previous quarter. The price increase was more pronounced in existing dwellings (14.7%) compared to new dwellings (8.4%).

Compared to the previous quarter, the HPI increased by 3.1% (3.8% in the 1st quarter of 2022). Also in this case, the rate of change of the index for existing dwellings (3.9%) exceeded that of new dwellings (0.6%).

Between April and June 2022, 43,607 houses were transacted, totalling 8.3 billion euros, an increase of 4.5% and 19.5%, respectively, over the same period of the previous year.

In the 2nd quarter of 2022, 38,181 dwellings (87.6% of the total) were acquired by Households, amounting to 7.2 billion Euros (86.7% of the total). In the reference quarter, buyers with a tax residence outside the National Territory accounted for 6.4% of the total number of transactions (2,783 dwellings), corresponding to 11.9% of the total value transacted.
