In the 4th quarter of 2021, the median house rental value of 23 394 new lease agreements in Portugal scored 6.25 €/m2. This value represents a year-on-year growth rate of +8.3% in the country, higher than the one registered in the previous quarter (+7.6%). The number of new lease agreements in the country also registered an increase compared to the 4th quarter of 2020 (+6.2%).
Compared to the 4th quarter of 2020, the median house rental value increased in 21 out of the 25 NUTS III sub-regions, with the highest growths in the Região Autónoma dos Açores (+12.6%), Beira Baixa (+12.5%) and Alentejo Litoral (+10.1%). The highest house rental values were registered in Área Metropolitana de Lisboa (9.20 €/m2), Algarve (7.07 €/m2), Área Metropolitana do Porto (6.84 €/m2) and Região Autónoma da Madeira (6.70 €/m2).
In the 4th quarter of 2021, there was a year-on-year increase in the median house rental value in the 24 municipalities with more than 100 thousand inhabitants (22 municipalities in the previous quarter). The municipalities with higher house rental values of new lease agreement – Lisboa (11.54 €/m2), Cascais (11.29 €/m2), Oeiras (10.21 €/m2) and Porto (9.15 €/m2) – registered a year-on-year growth rate of the median house rental value lower than the country (+3.9%, 7,8%, +5.5% and +7.5%, respectively).
