In the 1st semester of 2019, the median house rental value of new lease agreements of dwellings in Portugal was 5.00 €/m2, an year-on-year increase of +9.2%. The number of new lease agreements of dwellings scored a decrease of -10.5%.
In the period under review, 37 municipalities, mainly located in Área Metropolitana de Lisboa and in Algarve, scored rents of new lease agreements above the national value. The municipality of Lisboa scored the highest rent of the country (11.71 €/m2) and with values equal to or above 7.00 €/m2, the municipalities of Cascais (10.23 €/m2), Oeiras (9.75 €/m2), Porto (8.33 €/m2), Amadora (7.69 €/m2), Odivelas (7,33 €/m2), Almada (7.32 €/m2) and Matosinhos (7.25 €/m2), two more municipalities than the number listed in the previous semester.
The municipalities of Braga (+16.4%), Setúbal (+16.3%), Matosinhos (+16.0%) and Porto (+15.5%) stood out, among the municipalities with more than one hundred thousand inhabitants, for scoring the highest year-on-year rates of change.
In Lisboa, the parishes of Santo António and Misericórdia scored the highest median house rental value and Carnide and Avenidas Novas scored the highest year on year rates of change. In Porto, União das freguesias de Aldoar, Foz do Douro e Nevogilde registered the highest median house rental value of new lease agreements (9.62 €/m2) and the highest year-on-year rate of change (+25.3%).
