MARCH 2022 25 MONTHLY STATISTICAL BULLETIN Housing prices increased by 9.4% in 2021 and 1.6% in the 4th quarter of 2021 House Price Index (year-on-year rate of change) In 2021: • The Housing Price Index (HPI) registered an average annual rate of change of 9.4% (0.6 p.p. more than the previous year); • The rise in prices was more intense for existing dwellings (9.6%) than for new dwellings (8.7%); • 165,682 dwellings were transacted (20.5% more than in 2020), the highest record since the beginning of the series; • The value of transactions amounted to €28.1 billion in total (+31.1% on the previous year), with the following rates of change, also year-on-year: » Existing dwellings: +34.2%; » New dwellings: +21.7%; • When considering the number of transactions, the year-on-year rates of change were: » Existing dwellings: +22.1%; » New dwellings: +12.9%. In the 4th quarter of 2021, year-on-year: • The HPI increased by 11.6% (+0.1 p.p. than in the previous quarter), registering the highest quarterly rate of change of the whole year; • Prices of existing dwellings increased at a faster rate than those of new dwellings: 11.9% and 10.6%, respectively; • 45,885 dwellings were transacted (+17.2%), worth €8.2 billion (+34.9%), as follows: » Existing dwellings: +35.6%; » New dwellings: 32.5%. 11.6% 0.0% 2.0% 4.0% 6.0% 8.0% 10.0% 12.0% 14.0% 4Q2016 4Q2017 4Q2018 4Q2019 4Q2020 4Q2021
