MARCH 2022 17 MONTHLY STATISTICAL BULLETIN Brank appraisals went up to €1,314 per square metre In February 2022, the median bank appraisal value was €1,314 per m2, i.e., an increase of €22 (1.7%) compared with the previous month. The largest increase in comparison with the previous month was registered in Alentejo (2.6%) and Região Autónoma da Madeira had a declining month-on-month rate of change (-0.2%). In comparison with the same period of the previous year, the median value of the bank appraisals increased by 11.9% (10.4% in January). The most intense rate of change was registered in Algarve (19.0%) and the lowest occurred in Alentejo (7.9%). Median value of bank appraisals – February 2022 Apartments and houses (euros/m2) In February, the number of reported bank appraisals, which supports the results presented, was around 29,000, up 24.2% from the samemonth of the previous year (bear in mind that this evolution is influenced by a base effect arising from the pandemic containment measures implemented in early 2021). Of the reported appraisals: • Around 19,000 were apartment appraisals; • Around 10,000 were house appraisals. The analysis by type of dwelling reveals that, in February 2022 and in year-on-year terms, the median bank appraisal value: • Concerning apartments, it increased by 13.2%, to €1,462 euros/m2; • Concerning houses, it increased by 7.4%, to €1,047/m2. In February 2022, compared to the previous month, the median bank appraisal value: • Concerning apartments: » T2 type: it went up by €32, to €1,492/m2; » T3 type: it increased by €24, to €1,299/m2. Together, these two typologies stood for 80.3% of all apartment appraisals. • Regarding houses: » T2 type: it went up by €20, to €1,001/m2; » T3: it went up by €4, to €1,026/m2; » T4: it increased by €2, to €1,099/m2. These three typologies together accounted for 89.2% of all dwelling appraisals.
