In the 3rd quarter of 2023, the House Price Index (HPI) increased by 7.6% year-on-year, 1.1 percentage points (pp) less than in the previous quarter. In the reference quarter, the rate of change of existing dwellings prices was 8.1%, higher than that of new dwellings (5.8%).
Compared to the previous quarter, the HPI rose by 1.8% (3.1% in the 2nd quarter of 2023). In this period, the growth of new dwellings exceeded that of existing dwellings, 2.0% and 1.8% respectively.
Between July and September 2023, 34,256 dwellings were sold, corresponding to a year-on-year rate of change of -18.9% (-22.9% in the previous quarter). In terms of value, transactions totalled 7.1 billion euros, 12.2% less than in the 3rd quarter of 2022. In the segment of new dwellings, there was an increase by 0.2% in the number and by 10.3% in the value of transactions.
In the 3rd quarter of 2023, dwelling purchases by Households reached 29,635 units (86.5% of the total), totalling 6 billion euros (84.7% of the total). During this period, buyers with a tax residence outside the National Territory purchased 2,741 dwellings (8.0% of the total), which represents a year-on-year decrease of 0.9%.
