In the 2nd quarter of 2025, the HPI year-on-year rate of change was 17.2%, 0.9 percentage points more than in the previous quarter. In the reference quarter, price growth of existing dwellings was higher than that of new dwellings, which stood at 18.3% and 14.5% respectively.
Compared to the previous quarter, the HPI grew by 4.7% (4.8% in the previous quarter). In this period, the growth of existing dwelling prices (5.1%) exceeded that of new dwellings (3.8%).
Between April and June 2025, 42,889 dwellings were sold, which represents a year-on-year rate of change of 15.5% and an increase of 3.7% on the previous quarter. In the reference quarter, the value of dwellings transacted totalled 10.3 billion euros, 30.4% more than in the same period in 2024.
In the 2nd quarter of 2025, dwelling purchases by the institutional sector of Households totalled 37,699 units (87.9% of the total), amounting to 8.9 billion euros (87.0% of the total). During this period, buyers with a tax residence outside of the National Territory purchased 2,107 dwellings (4.9% of the total), which represents a year-on-year reduction of 14.5%.
