May. 10 . 2021 SYNTH SIS IN @ COVID-19 Porto registered the highest year-on-year growth in house prices among the most populated municipalities In the 4 th quarter of 2020, the median price of dwellings in Portugal was EUR 1,188/m 2 , representing increases of 1.7% compared to the previous quarter and 7.8% compared to the 4 th quarter of 2019. The evolution of the year-on-year rate of change between the 3 rd and 4 th quarters of 2020, from 7.6% to 7.8%, mirrors a slight acceleration in house prices, interrupting the deceleration seen in the two previous quarters. This 0.2 percentage point (p.p.) increase in prices at the national level was uneven across the territory. Taking as a reference the 24 municipalities with more than 100 thousand inhabitants, Porto registered the highest year-on-year rate of change (+21.2%) in the 4 th quarter of 2020. At the level of NUTS III regions: • The three sub-regions with the highest prices - Algarve (EUR 1,809/m 2 ), Área Metropolitana de Lisboa (EUR 1,638/m 2 ), and Área Metropolitana do Porto (EUR 1,288/m 2 ) - simultaneously recorded year-on-year rates of change (+10.1%, +9.6% and +14.7%, respectively) above the figure for the country (+7.8%). • The greatest year-on-year growth occurred in Área Metropolitana do Porto: +14.7%; • The lowest median sales price of dwellings was recorded in Alto Alentejo: EUR 433/m 2 .
